We’re to help ensure a warm welcome during your time in Inverness.
You’ll find answers to some of our most commonly asked questions here, and our front desk is also staffed between 9am-5pm most days.
What are check in and check out times?
Check in is between 3pm and 10pm each day.
Check out is at 10.30am.
If you are leaving before 7:00am, when reception opens:

You can access number 19 using your front door key.

Please leave your keys in the check-out box located there.
Do you offer disabled access rooms?
Our main building has a ramp at both entrances and at the entrance for reception. We have one bedroom that is accessible for those with mobility issues and those with wheelchairs. This room has a large, en-suite, walk-in shower room and there are hand-rails throughout the bathroom.
The dining room is located at the back of the building and is accessed through the hallway. There are two, small steps in the middle of this hallway and we can provide a ramp for these steps if required.
Do you offer meals?
We offer a daily breakfast service which can be added to your room rate if required.
Breakfast options include a traditional Scottish cooked breakfast, or a continental style breakfast. We also have a range of options to suit dietery preferences and needs including vegeterian, vegan and gluten free options.
We do not offer other meals aside from breakfast, and do not have kitchen facilities available for guests.

Do you have parking on site?
Street parking is available directly outside the property:

Free parking on both sides of the street from 5:00pm to 10:00am

Outside these hours, you may park on our side of the street only for up to 2 hours, using a ticket from the parking meter outside number 17. The Ring Go Parking app can also be used to manage paid parking.

A longer stay car park is located at the end of the street past the Cathedral, where you can park for up to 24 hours using the car park ticket machine.
Do you have an onsite laundry?
No, bit we can reccommend New City Laundry which is located opposite Tesco, around a 5–7 minute walk away.
Opening hours are usually 8:00am–6:00pm, though times may vary.
Can we drop our bags off early?
Yes, we can store luggage before check-in and after check-out, provided it is collected on the same day.

At weekends, reception is closed between 11:00am and 3:00pm

What is the difference between the two properties?
We have two Guesthouses in our portfolio, both centrally located, with one on each side of the A82 main trunk road.
Ardross Glencairn is our larger property, with 3 seperate neighbouring victorian properties.
Alban + Abbey is our other property, located on Bruce Gardens which offers a room only option for a guests visiting Inverness.
What time is breakfast served?
Breakfast is served between 7am - 9am each day.
Are all rooms en-suite?
Yes, all of our rooms have an private en suite shower room with wash hand basin and toilet.
Can we drink the tap water?
Yes, our tap water is safe to drink.
Bottled water is also available to purchase from reception.
How do I control the heating in my room?
Each room has an adjustable radiator with a dial at the bottom:

5 = Hottest setting
Simply turn the dial to your preferred temperature.
How close are you to the city centre?
Inverness city centre is about a 10-minute walk:

Turn left as you leave the building

Continue straight until you reach the river

Turn left again and cross the bridge on the right
Where can we get a taxi?
Inverness does not have Uber, although the app sometimes suggests otherwise!

Both offer apps and direct contact numbers. Reception is also happy to book a taxi for you.
Can we eat in our room?
Yes, you are welcome to eat in your room as long as you are careful.
Please note:

The dining room is for breakfast only

Cooking food is not permitted

We can provide plates and cutlery on request

Any food spillages or strong food odours left in the room may result in an additional cleaning charge

We are unable to heat food for guests
Do rooms have a fridge?
Rooms do not have refrigerators.
However, we can store medication that needs refrigeration in our fridge in the dining room, please speak to reception.
What are reception opening hours?

Weekdays: 7:00am – 10:30pm

Weekends: 7:00am – 11:00am and 3:00pm – 10:00pm
(Reception is closed between 11:00am and 3:00pm)
A manager lives in the building, so guests are never left on their own.
If you experience an emergency after hours, assistance is always available.
Do you provide washcloths or toiletries?
We do not provide washcloths or toiletries.
The nearest supermarket (Tesco) is a 5 minute walk away if you need to purchase these items.
Do you have plug adapters
Yes, we have plug adapters for various countries that we can lend during your stay, subject to availability.
Are fans or extra heaters available?
Fans and additional heaters are available on request, subject to availability.
Can I request a ground floor or upper floor room?
Yes, ground floor or upper floor rooms can be requested, but are subject to availability.
If you require a specific floor, we recommend requesting this as early as possible.
Is there a lift?
No, there is no lift in the building.
Due to staffing levels, we are unable to carry luggage to rooms, so guests will need to take their own bags upstairs.
Are all rooms the same?
As a traditional property every room layout is slightly different, but all rooms include the same amenities.
